Do not Let Built-in Funding Pass You By
There are plenty of ways for you to find built-in financing. Here are six
strategies.
1. A family squabble can produce "I want out!" sellers who will finance your quick takeover of a good income property. Such
squabbles may arise in an estate settlement, giving you built-in funding.
2. Divorce—though sad and disappointing—can deliver zero-cash properties to you. Couples often say "I just want to get this over with—give the place away—if you have to!" You're the lucky recipient of a desirable income property with built-in funding arranged for you ahead of time.
3. Partially burned-out income properties sometimes sell for as little as $1.00. While not quite zero-cash or built-in
funding! And if you don't have the $1.00 for the annual deal, I'll contribute it to you. Then you'll have a true zero-cash deal!
4. Flood-damaged houses also sell for almost nothing—sometimes $I.00 to
$I00. Again, not zero-cash or built-in funding, but very close to it.
5. Bankruptcy situations can produce built-in funding with "take it off our hands" requests with the financing essentially in place. You'll find such offers at banks and mortgage lenders.
6. Tax-lien sales can sometimes get you high-value income property with built-in funding, with as little as
$10 to $500 down. Check your local sheriff's office for data on where these sales are held in your area. Then take action to see what's available for you with built-in funding!
There are many sources of built-in financing. Search for one or more of them in your next real estate deal and then use the built-in funding available to you. You'll be delighted with the results of having your own "private bank." And you'll be a lot richer than you ever thought possible!
