If you are considering having an investment home built from scratch by a developer, you too may have asked, “why do optional extra get so expensive?”
The developer of investment properties, often answer in THREE WAYS TO JUSTIFY their OUTRAGEOUS PRICES CHARGED FOR OPTIONAL EXTRAS or home improvement design:
1. “Everyone must share in a cut of each and every cost.”
2. “You will shell out through the nose to pay for quality fittings.”
3. “Heads I win, tails you lose.”
The first excuse that the developer of investment properties has is that everyone must share the cost. The cost of what? The price, they say, of construction and of the fittings is magnified by the system of giving more slices of every home loan cost around to nearly everyone that is involved, even if not directly involved in doing on site work.
This is how they say it works: On each net price for a unit, they add 10 to 20 percent for your building contractor to do the home improvement contracts, another two to three percent they say is to cover for the possible upshot of inflation, and then 10 or 15 percent more goes to assorted professionals, such as home interior decorating architects and home improvement, quantity surveyors, and still another 10 or 20 percent must go to the developer, but still there is a five or 10 percent management fee that also goes to this developer. Topping off all of this, there might also be a added percentage going for the company or person who the land investment was bought. This is structured so the developer avoids paying his cash upfront to purchase the land.

When you search out these kitchen or bathroom home improvement fittings that they offer to install in your unit, from taps and counter tops through to flooring, lower-grade fittings are always displayed amid better-quality fittings. Thus making the higher range look impressive. The problem, when it comes time to make that choice; then you discover that all your better-quality stuff has enormous home improvement costs. You may decide to install the quality fittings for significantly less yourself at a later time for home remodeling, but you also could discover that your contract denies all buyers this option.
