Where can you find yourself a superior land investment purchase to sell to developers?
When recently asked that question about buying a land investment, I did some research that might shock you. Do you want to buy some swampland in Florida? I am serious about selling Florida land that was once considered swampland.
Or maybe for your first vacant land purchase you might consider a piece of toxic wasteland in Pennsylvania or Washington D.C. Or mull over buying a piece of storm ravaged thickets in Montana as your land investment.
Do sale leads like this sound like a far-fetched way to make money off land investments? Well they are the real deal as moneymakers.
You need no land surveyor to find a profitable land investment. Simply follow the grants that have opened up recently because of three new federal laws: the Resource Conservation and Recovery Act; the Comprehensive Environmental Response Compensation Liability Act, commonly referred to as Superfund; and the Toxic Substances Control Act.
Many well-informed buyers of investment properties are following these revitalization grants to know where to purchase their investment land. This practice is centuries old but that is becoming easier these last few years. Think about it. When Walt bought his Florida land in the swamp around Lake Okeechobee, who would have known just how big Disney land would become until it became another TV land.
In fact, today you may buy yourself hot investment property even in the inner city sprawl of most major cities. For instance, The Miami Partnership recently began to revitalize investment land in the Civic Center, Miami area.
The investment real estate, located just a few miles from downtown Miami, is being projected for 30,000 employees that work in the nearby Hospital centers and the Justice Building agencies. Yes, Florida land for sale is profitable even in the inner city.
Another state that helps real estate investment projects is Pennsylvania. They combine those three Federal Acts funding with their own grant and private investment loans based on a memorandum for investment land sites under their Brownfield’s program.
What are Brownfield’s investment real estate? Brownfield’s are abandoned, underused or idled commercial and industrial facilities where environmental issues have complicated expansion or redevelopment of the land.
To begin with, 77 acres on former steel investment land is being revitalized in an effort to create over 10,000 jobs by this Brownfield Action Team. Other qualifying projects draw investors and mortgage brokerages in Butler, Bucks and Lehigh counties.
Also as a start, these real estate leads have drawn $300 million from The Governor’s Business in Our Sites Fund, to help with local land development and economic shovel-ready sites. You too can make Pennsylvania profits while helping curb land pollution.
Even still, buy into exclusive mortgage leads away from the city sprawl. How would you like to buy a piece of forest? The government is encouraging the use of investment land in the once preserved National Forests, by a Montana Bill detailing the leasing of state timberlands.
The state has for a long time, leased investment lands to companies that dig up coal, oil, minerals, and natural gas. They now offer leases for the harvesting of timber. The state’s typical stumpage is leasing for around $200 per thousand feet.
Thus, when tracking leads find yourself soon to be revitalized land for sale, then flip it to the developers and start making amazing profits. Whether it is bleached out farmland offered as land for sale by owner; or it is inner city Chicago home improvement land; either way your profits on it can be great.
The method to use for buying these land mortgage leads is in three simple steps: Find out where the government will next revitalize investment properties; Buy the investment land. And then, flip the investment property to a waiting developer for enormous profits in your pocket.
