ith economist speculating about the bust of the real estate bubble, many people are wondering if it the Seattle real estate market is still safe for investors. In the past few years, inventors have seen significant financial gains through investments in Seattle real estate. Because of the increases in mortgage rates and the fact that the average salary in the city remains unchanged, many wonder if there are still profits to be made from Seattle real estate.

Regardless of what happens in the economy, real estate will always be a necessity. People will always need some kind of shelter. The question then becomes what kind of housing are these people seeking. Despite the economic forces that many believe will shatter Seattle real estate investments, the average home price in Seattle increased to $338,000 in the first quarter of 2006. This is a 16.4% growth for the city. These numbers indicate that the Seattle real estate market continues to thrive.

One way to invest in Seattle real estate is through the purchase of foreclosed homes. Foreclosed homes have essentially been repossessed by the bank due to nonpayment on the part of the homeowner. Foreclosed homes are often auctioned off as a way for the bank to recover some of its losses. The good thing about foreclosed homes is that they can often be purchased below the market value. This lower price gives the investor an opportunity to make a substantial gain through the resale of the property.

In order purchase foreclosed Seattle real estate, it is best to be as familiar as possible with the auction process before attempting to purchase a foreclosed home. The process can be tricky and even seasoned investors sometimes experience extreme losses with the purchase of foreclosed homes. It will be necessary to have quick access to the capital for the purchase of Seattle real estate should the investor win the auction. Be aware that there are sometimes attorney fees associated with the transfer of the title when dealing with foreclosed Seattle real estate.

Once you have invested in Seattle real estate whether the purchase was through a foreclosure auction or another means, you can decide if you would like to resale the property or keep it in your portfolio and rent it out. There are benefits and risks associated with either decision. While it may be true that Seattle real estate is cooling down, there’s a great temperature difference between boiling and freezing. Not only is it safe to invest in Seattle real estate, there’s still plenty of financial gain left for investors.
