Real estate gurus are preaching a style of real estate investing that encourages you to go after the same houses as a 10-thousand other investors.
Yes, the principle is sound, but how about going after the same kind of bargain priced properties, while eliminating most competition?
When you chase home sellers through their classified newspaper ads you are entering an arena clogged with competitors. That's fine if you like to divide your profit with agents, for sale by owners, investors flipping deals etc.
We have a better way. We have a marketing program that targets homeowners before they know they really need to sell!

Well yes, a formula, but it's hardly a secret. Real estate agents have used it for decades to find listings. They call it farming.
Before you hear how simple it is, please consider how powerful the formula can be for investors.
This plan let's you find deals before other investors ever know about them.
You'll have your foot in the door before the home ever hits the classified section of the newspaper. Before sellers even consider contacting a real estate agent.
Powerful! When you find out the answer you will think, "Oh, but I know that". Don't under estimate this tactic.
Here it is... Find a target neighborhood and market to it on a regular basis!
If you know of an affordable area you believe has a good chance of appreciating in the near term, target that area!
If you like to fix up properties, find older middle income areas that will attract buyers who have the income to easily qualify for loans, when you are ready to sell.
Target those areas!
The point is, market to areas where you want to invest.
With foreclosure rates high, lots of bankruptcy and jobs going overseas, there are plenty of homeowners facing a financial crisis.
If those homeowners are aware that you are ready to quickly take mortgage payments off their backs they are likely to call you when they realize they must unload their homes.
Many will call you first... Not a real estate agent or another investor. They will call you and that will happen because you have been marketing your home buying expertise to them over the last few months.
You will achieve this enviable position by consistent marketing. It's a simple formula, but you must do it month after month. Most would-be investors give up and two month if they have not bought three houses.
Wrong! Start marketing and don't stop.
You can place "bandit" signs in the area, have flyers distributed door to door or walk the neighborhood and knock on doors.
The sensible and economical way to target market is with POSTCARDS!
They are inexpensive to have created and mailed... if you understand how to do it yourself.
Everyone has to at least take a quick look at any postcard they receive. With you constant marketing your card will be delivered to some homeowners on the exact day they realize they must sell.
Computers and the internet allow you to send a postcard mailing with little more effort than a few key strokes. That means you will always be able to find the time to keep your marketing program going... and that is the key to success.
Neighborhood target marketing takes a few months to gain traction. Then enjoy the fun!
