15 Rehab Ideas

Many older houses possess desirable qualities of appearance
that should be retained. To retain the character of the house, all additions,
new windows, doors, and covering materials must be in keeping with its existing
character. Take no shortcuts but do a lot of research through tax records,
deeds, documents on file at city hall, and photographs at the historical
society. Document the existing interior with black and white photographs.
Consider retaining a professional on a consulting basis, and then proceed to
rehab on a selected-phase basis.
Here are rehab ideas:
1. Make all basic energy-saving improvements, particularly
those that pro-vide maximum home insulation¡ªweather stripping, storm
windows, and the like.
2. Install an additional half or full bath in homes with only one bathroom.
3. Modernize or improve the kitchen with particular
emphasis on cabinet space, seating capacity, natural light, and built-in
appliances, especially the stove and dishwasher.
4. Eliminate the maze of fuse boxes in the cellar and
consolidate them into a modern circuit-breaker panel. Increase amperage.
5. Paint the cellar floor and whitewash the cellar walls.
6. Repaint any interior rooms that need painting. Remove old wallpaper.
7. Improve the plumbing system and piping to increase water
pressure throughout the house or apartment.
8. Remove worn-out carpeting, either putting down new
carpeting or sand-ing and waxing the hardwood floor.
9. Provide additional closet space.
10. Remove excess cords and exposed wires and replace them
with perma-nent outlets.
11. Replace all broken screens, cracked window panes,
faulty light fixtures, loose steps, and dripping faucets.
12. Repair broken sidewalks and
driveways.
13. Landscape.
14. Replace defective gutters.
15. Replace broken or missing
tiles. If the roof leaks, fix it.
