Here's a reminder of the past...
Residential builders threw up 1.3 million news houses
in 2003, and 2004 was similar.
The big builders had seen sales rise by an average
of 24% yearly since 2000.
Most entry-level home buying had been possible because of
lower inter^st rates, easy money, and the lower of standards
for loan qualifying.
This is interesting...In 1980 loan payments amounted
to 31% of a households income.
In 1990, that figure dropped to 22% of income.
In the 2000s it takes just 19% of the family income to
keep the mortgage current.
In addition to low inter^st rates the flow of new
immigrants into the country continues to increase
the demand for housing.
What about CHINA? The economic boom in China is
having an effect on US housing prices, because of
the increased demand for raw materials.
The lack of easily available concrete has inflated
housing prices by an estimated $5,000 to $7,000 each.
If you watch the commodity market you will notice
that the world wide price of lumber continues to
climb.
What's next for real estate investors in general?
Nobody knows for sure... but you can bet there will
be at least a rise in interest rates. That alone
can throw some cold water on the hottest markets.
Just remember that you can make money in any real
estate market if you have a well rounded investor
