For value received, the undersigned, lessee described in within instrument, hereby assigns all right, title and interest in and to such lease to _________, _________'s heirs, executors, administrators, successors, and assigns, and in consideration of consent to this assignment by lessor, guarantees performance by assignee, or by assignee's heirs, executors, administrators, successors, or assigns, of all agreements and conditions contained in such lease, on part of lessee or assignee to be performed. In the event, however, of failure of assignee to perform any of agreements contained in such lease, this assignment shall not be taken to modify or limit in any manner obligations of this assignor, created by such lease, but lessor or lessor's heirs, executors, administrators, successors, or assigns, may have such remedies against this assignor, including the confession of judgment for moneys due as by this lease provided, in same manner as if this assignment had not been made. Lessee, assignor herein, for the consideration aforesaid, hereby waives all right to any and all notice from lessor, lessor's heirs, executors, administrators or assigns, of agreements broken by assignee or for rent or moneys due from assignee, assignee's heirs, executors, administrators, successors, or assigns, or of assignment made by assignee's or them.

Lessee, assignor herein, for consideration aforesaid, agrees the taking by lessor of any remedy as by confession of judgment against assignee or guarantor shall not preclude lessor from exercise of such remedy against assignor, but lessor may have the same remedy against lessee, assignor, and assignee and guarantor at the same or different times, and lessor shall be limited only, and at all events, to one satisfaction for any debts or obligations that may accrue under or by virtue of within lease, or assignment thereof, or any extension or renewal thereof, or by virtue of any holdover after termination thereof, or which may accrue by virtue of the breach of any agreement therein contained.
