In consideration of rent hereby reserved and agreements herein contained on part of lessee, lessee's executors, administrators, and assigns, mortgagee, at request of mortgagor, leases, and mortgagor leases to lessee, lessee's executors, administrators, and assigns, all that, etc. To have and to hold premises to lessee, lessee's executors, administrators, and assigns, for the term of _________ years, from _________[date]. Yielding and paying the yearly rent of $_____, by equal quarterly payments, etc.

Provided always, that until mortgagee, mortgagee's heirs, executors, administrators, or assigns, shall require payment of the rent to h— or them, and shall give to lessee, lessee's executors, administrators, or assigns, or leave on premises, a notice in writing requiring such payment, the rent shall be paid to mortgagor, mortgagor's heirs and assigns, and h— or their receipt shall be a sufficient discharge for the same.

And lessee for h—self, h— executors, administrators, and assigns, agrees with mortgagor, mortgagor's heirs and assigns, and also with mortgagee, mortgagee's heirs and assigns, that lessee, lessee's executors, administrators, or assigns, will, during the term, pay to mortgagor, mortgagor's heirs and assigns, until such notice shall have been given or left by mortgagee, mortgagee's heirs or assigns, and then to mortgagee, mortgagee's heirs and assigns, the rent hereby reserved at times and in manner set forth above.

And each of them, mortgagor and mortgagee respectively, so far as relates to h— own acts and deeds, and the acts and deeds of all persons claiming through or under h—, hereby for h—self, h— heirs, executors, administrators, and assigns, agrees with lessee, lessee's executors, administrators, and assigns, paying the rent hereby reserved, and performing and observing the several agreements herein contained, which are to be performed, lessee may peaceably hold and enjoy premises for term hereby granted without any interruption from mortgagor or mortgagee, or either of them, their or either of their heirs, executors, administrators, or assigns, or any person claiming through or under them or any of them.

Provided always, that until mortgagee, mortgagee's heirs, executors, administrators, or assigns, shall have given notice for payment of rent as aforesaid, any license, consent, or act herein required or authorized, or which may be necessary to be given or done may be validly or effectually given or done by mortgagor, mortgagor's heirs or assigns.
