1. Lessee agrees to assume full responsibility for pet's actions. Costs incurred by the presence of this pet shall be deducted from the security deposit posted above. As amounts are expended during this tenancy additional amounts may be required to keep the full deposit on hand. Lessee agrees to be responsible for costs which exceed the deposit.

2. Using whatever humane means are required, lessee agrees to control the sounds made by this pet so that their intensity or persistency do not disturb residents at any time.

3. Lessee assumes responsibility for disposing of pet waste, securely sealed in plastic bags, so that no material is exposed in the garbage area.

4. Lessee agrees to restrain pet from moving about the halls or other common areas of the building, and from traversing the fire escapes or occupying ledges or windowsills.

5. Lessee agrees to carry pet into or out of the building only in arms or in a suitable container.

6. Lessee will not allow other pets into the building or into the apartment named above for visits or occasional boarding.

7. Lessee undertakes to keep the pet's food, drink, and toilet facilities in such manner that they do not attract insects or vermin.

8. Lessee agrees not to leave the pet unattended for more than _________ hours without obtaining the services of a pet attendant who can check on its welfare and attend to its needs. If the lessor judges a pet to be in serious neglect and its owner cannot be contacted within 24 hours, lessor reserves the right to remove the pet and to place it in the care of _________[humane society] or other licensed care facility.

9. Lessee agrees that the management of _________[lessor] shall be the sole arbitrator of whether the terms of this lease are being met.

10. Lessee agrees to house no other pets without specific permission of the management and without an appropriate additional lease.

11. Lessee understands that repeated infractions of the terms of this lease may occasion the eviction of the above named pet without change in the lease entered into by the primary lessee.
