Sellers agree, as soon as is reasonably possible after the signing of this contract, to take necessary steps to clear, remove or demolish from the above-described premises all of the existing buildings and to permit purchaser to enter into possession of the unimproved premises as soon as possible. Purchaser shall, as soon as is reasonably possible after it obtains possession of the premises, improve the premises, at its own expense and under its own supervision and plans, with a hard-surface covering which can be used for a parking lot. The improvements in building a parking lot shall cost purchaser no less than $_____.
