Within _________ months from _________[year], lessee agrees to expend not less than $_____ in improving, repairing and remodeling building now standing on premises in order to put building in good condition and repair and to adapt the same for the purposes of the business to be conducted therein by lessee. Before letting any contract or commencing any work in connection with such improvements, repairs and remodeling, lessee agrees to furnish to lessor, and allow him to keep as lessor's own property, correct copies of all plans and specifications showing nature and extent of such work, together with a written statement by some reputable licensed architect showing estimated cost of such work, so that lessor may have an opportunity to determine in advance whether such plans, specifications and estimate conform to the requirements of this lease.

Lessee agrees to make and complete such improvements, repairs and remodeling as speedily as possible, and in any event prior to _________[year], substantially in accordance with plans and specifications to be submitted to lessor, as aforesaid, fully paid for and free and clear of and from any and all liens in the nature of mechanics' liens, or claims therefor, in connection with any work or labor performed or material, machinery or equipment furnished or installed in connection with the aforesaid work of improving, repairing and remodeling the present building on such premises.

During work of improving, repairing and remodeling building as aforesaid, lessee agrees, at lessee's own expense, to do any and all shoring up, and take all other necessary steps to protect building in connection with any excavation or any of building operations in, upon, over or under premises, or any adjoining premises, street or alley.

Lessee agrees before commencing any of such work to take out and keep in force until the completion thereof, adequate fire, public liability and casualty insurance in good and responsible insurance companies, and to an amount sufficient at all times to protect and save harmless lessor from and against any and all claims for loss or damage to any persons or property whatever, by reason of or in any way arising from or during the continuance of such work; and lessee agrees that all of such work shall and will be done by lessee in substantial accordance with the plans and specifications therefor, to be submitted to lessor as aforesaid, and also in conformity with all laws, ordinances, and building regulations of the city of _________, applicable thereto.
