For and in consideration of the license, licensee shall pay to licensor the sum of _________ dollars per _________ in advance.

1. Duration of license: The license shall begin on _________[date], and shall continue until terminated by licensor as indicated.

2. Use of roof: Licensee shall use the roof for the construction and maintenance of advertising signs and displays, and licensee shall keep the roof in good condition at all times during the life of this license.

3. Licenses and permits: Licensee shall secure from the proper governmental authorities all licenses and permits required by law for the erection and maintenance of advertising signs or displays before construction of the signs or displays on the roof.

4. Indemnification of licensor: Licensee shall indemnify licensor against all claims for damage to property or injury to third persons resulting or arising from the construction or maintenance of advertising signs or displays on the roof.

5. Termination of license: This license shall terminate upon written notice by the licensor and licensee shall remove all signs or displays placed on the roof. The written notice shall be given by licensor 30 days before the removal of all signs or displays by licensee. If the license terminates on a date other than the last day of a month, licensor shall refund to licensee any payment made in advance by licensee for any period beyond the term of the license.
